About repairs in The North Side
Across the Allegheny from Downtown, the North Side has some of the oldest housing stock in the city. In the Mexican War Streets and Allegheny West a kitchen may sit in a house built in the 1800s, and the basement where the laundry lives was dug long before anyone imagined a washing machine. Further up the hills, Perry, Observatory Hill and Brighton Heights are newer and roomier, but still mostly older detached houses with basements.
The North Side was the separate City of Allegheny until Pittsburgh annexed it in 1907, and today Allegheny West, the Mexican War Streets, Deutschtown, Troy Hill, Spring Garden, Brighton Heights, the North Shore, the Perry neighborhoods, Observatory Hill, Summer Hill, Manchester and Chateau are all City of Pittsburgh neighborhoods. The flats nearest the river hold the oldest housing: brick rowhouses in the Mexican War Streets, Victorian houses in Allegheny West and Manchester, and worker houses in Deutschtown. Troy Hill and Spring Garden are small frame and brick houses on steep ground, while Brighton Heights, the Perry neighborhoods and Observatory Hill are more like early suburbs, with detached houses on regular streets.
Neighborhoods and ZIP codes on the North Side
Allegheny West, the Mexican War Streets, Deutschtown, Troy Hill, Spring Garden, Brighton Heights and the North Shore (15212): The historic core across the river from Downtown, with its rowhouses and Victorians, Troy Hill and Spring Garden on the steep ground to the east, Brighton Heights to the northwest, and the stadiums, offices and new apartments of the North Shore.
Perry North, Perry South, Observatory Hill and Summer Hill (15214): Hilltop neighborhoods north of the old city, mostly detached and semi-detached houses on residential streets, around Riverview Park and the Allegheny Observatory.
Manchester and Chateau (15233): Manchester's Victorian rowhouses and larger brick houses, and Chateau, which is mostly commercial and industrial land along the Ohio River.
How a visit works on the North Side
In the historic blocks, parking is on the street and sometimes permit-controlled near the stadiums; on game and event days it gets much harder, so tell us if your block is affected. Old rowhouse basements have steep stairs, low headroom and doorways narrower than a modern washer, which matters if a machine has to come out. If you rent, tell us who approves the repair.
Laundry here is typically in the basement, reached by stairs that are often steep and narrow in the older rowhouses.
What we're called about most on the North Side
Basement washers draining into laundry tubs or floor drains, gas dryers venting through old foundation walls, ranges and dryers on gas piping that has been added to over many decades, refrigerators in narrow kitchens with no room to breathe, and appliances in rental units split out of large old houses.
Kitchens in the Mexican War Streets and Allegheny West Victorians are tall but narrow, so refrigerators get squeezed into alcoves with little room to shed heat.
North Side laundry usually lives in a stone or brick basement reached by old, steep stairs, with drain lines that have been reworked more than once.
On the Troy Hill and Spring Garden hillsides a dryer may vent out the downhill side of the house, and a long push through a thick foundation wall gathers lint at every bend.
Gas ranges dominate in the North Side's older houses, while the apartments near the North Shore stadiums are mostly electric.
Old buildings on the flats
The flats of the North Side were among the first ground in the region to fill with houses and warehouses, so the buildings here tend to be old even when the apartment inside is new. A converted loft may have a brand-new kitchen hooked to a drain stack that has served four different uses since it was installed.
That's why a slow-draining washer or a dishwasher that backs up into the sink gets a look at the building's side of the connection as well as the machine. Where the fault is in a shared line, we'll say so, and you or the building can bring in a plumber.
Old wiring and gas lines on the North Side
Houses here have usually been updated in stages, and the kitchen or laundry may be running on a circuit or a gas line from two or three remodels ago. A modern appliance on an old, shared circuit can trip breakers or struggle to start; a gas range or dryer on piping that has been extended several times may have tired valves or connectors.
We check the supply along with the appliance, and anything that belongs to an electrician or a gas contractor we'll point out rather than work on. After any gas work on the appliance, every fitting we opened is leak-tested.
Landlords, tenants and divided houses on the North Side
Many of the big old houses here have been divided into two, three or more apartments, and the appliances belong to the owner. A tenant can arrange access and describe the problem; the owner or manager hears the diagnosis and the price, and signs off before any work.
Shared basement laundry in a divided house adds its own questions: whose machine it is, who pays, and who can let us into the basement. Settling that before the visit keeps it to one trip.
Water on the North Side
Water on the North Side comes from the Allegheny River by way of Pittsburgh Water's treatment plant. The practical effect on appliances is a gradual buildup in dishwasher spray arms, heating elements and ice-maker fill valves. Cleaning the dishwasher filter monthly and running a cleaner through it every so often keeps most of it away.
