Allegheny County is made of rivers and hills. The Allegheny and the Monongahela meet at the Point to form the Ohio, and the city grew up the slopes on every side of them. A rowhouse on the South Side Slopes and a split-level in Plum share a county and not much else. Cold winters, damp basements
Winter is what sets appliance trouble here apart. Refrigerators and freezers in unheated garages and porches struggle when the space is colder than they were designed for, water lines on outside walls freeze, and dryer vents can ice up at the hood. Summer brings humidity and thunderstorms that knock out power.
Underneath it all is the basement. Many are damp for much of the year, and some near the creeks have flooded, so washers, dryers and freezers standing on the floor rust from below and need their connections kept dry.
Stacked and compact laundry
Heat-pump and condenser dryers, and combination washer-dryers, don't need a vent to the outside, but their screens, condensers and drain filters need cleaning much more often than owners expect. Most slow-drying complaints on these end with a cleaning rather than a part.
Your manual shows where the extra filter or the condenser sits. Rinse it every few weeks and drying times stay where they belong.
Dryer vents in older houses
Clothes that are warm but still damp after a full cycle almost always mean the dryer can't push its air out. In Allegheny County, the choke point is often a vent that runs across a basement ceiling and out through a stone or block foundation, a foil hose crushed behind the machine, or an outside flap stuck with lint or ice.
We check the airflow before touching the heating element or the thermal fuse. New parts fitted to a dryer that still can't breathe fail the same way.
Frozen lines and cold-weather leaks
Water damage from appliances usually starts at a hookup rather than inside the machine: a rubber washer hose that finally burst, a fridge line pinched when the refrigerator was shoved back, or a line that froze and split.
Braided stainless hoses, a shutoff valve you can reach without moving the appliance, and a drip pan under an upstairs washer are cheap and worth having. If water appears, turn off the supply and unplug the machine before anything else.
